SUMMARY OF CURRENT FEES AND COMMISSIONS

This is a brief summary and is set out below under various headings for ease of understanding. We are willing to discuss any permutation to suit your own requirements or to add additional related work should you so wish. fees under these circumstances will then be by arrangement.

Rental Appraisal
Free

For an initial visit to advise on letting including a verbal rental assessment.

Written Valuation
£50 minimum fee

Should a formal written valuation be required (possibly for bank or financial purposes) then a fee will be charged.

Energy Performance
£65 (ln advance)

You are legally responsible to provide an energy performance certificate failure to comply with this legislation, could result in a penalty fine of up to 1200.

Preparation of Inventory
£100 (Furnished Lettings)

Comprehensive list of contents included in proposed letting.

Schedule of Condition
£100

This is not a structured survey on the condition of the Property, but a brief record of the condition of the finishes and fittings at the outset of the tenancy. This record will include photographic evidence and will be used in the settlement of any dispute, which may arise at the end of the tenancy when the return of the deposit is requested. This is to satisfy the new legislation governing deposits taken after 6th April 2007.

Letting
7.5% of contractual annual rental
subject to a minimum of £350

Specification includes;
Arranging and accompanied viewings, submission of rental offers, negotiations, obtaining references on potential tenants, preparation of Tenancy Agreement and the serving of Statutory Notices where necessary; preparation of inventory of contents, fixtures and fittings, collection of first month's rent and security deposit, "move in" the tenant into the property, notification to service companies and local authority.

Letting & Management
10% of contractual annual rental
(Administration Fee £150)

Specification includes;
ln addition to the letting above, collection of rent, the payment from rent received of regular outgoings as pre-agreed with client; the instigation and supervision of minor repairs; regular inspections both internally and externally; checking out tenants at end of the tenancy

BY ARRANGEMENT

 

TENANTS FEES AND CHARGES

Prior to the start of the tenancy a charge is made by PLM to cover basic administration and referencing costs. This charge is:

Single Applicant: £100
Joint Application: £140
Guarantor: £40

Additional charges may apply during the tenancy:

lf the tenancy is renewed without any changes to the occupants or guarantor a charge of £25

Missed appointments - if a tenant misses a pre-arranged appointments with the agent or a nominated contractor at the propefty. £25

Late rent reminder - where a tenant misses a payment on the due daie: £10

Breach of Terms letter: £10

Non fault property visits - if a tenant requests a property visit for a problem outside landlords responsibility: £10

NOTE:

  1. Withdrawal. Should you withdraw from our management agreement within the initial term you will be liable to pay our appropriate let only fee.
  2. VAT exempt at the present time.
  3. Advertisinq costs will be included in the above fees.
  4. Vacant Property. We do not accept liability for vacant properties; however, we can carry out an interim inspection upon an agreed time scale at £20.00 per visit. You will still be liable for the property and should verify the validity of your insurance policy.
